Rain of Last year and what I learnt about Foundation repair

Last year me and my mom faced an unusual problem. It was raining for 1 week and my house foundation was damaged. Though we got it fixed as soon as possible but we have to face some issues. It is always better to know about such things. Me and my mother live together and we have to go through a lot. I have done some research and here I am sharing what I experienced and read online. 

Whether you are an owner or a tenant, foundation issues can scare you and likely might have a lot of questions for how to get rid of such things.

Fortunately, there are many ways to repair a concrete foundation without complete wear and tear or starting from scratch.

Have a look at what causes foundation damage?

A vast majority say water is the main culprit for foundation damage. Moisture in weather causes components of soil to get shrink or swell which leads movement beneath your foundation. There are chances that your property can be more susceptible to damage if-

  • Built on improperly compacted soil
  • Your home is in the area of extreme seasonal changes
  • There can be water leakage below your home
  • Tree roots are too close to your home
  • Flood, earthquake or drought compromise the structure of the house.

Soil which has high clay content is more susceptible to damage while which has low clay components is least affected. When unstable soil is used to construct the base, then the movement is transferred to the foundation. This problem is seen in all slab, pier and beam type foundations. If the soil beneath foundation swells uniformly then there are chances of crack and other damages. An issue resulting from foundation settlements:

  • Deep cracks
  • Loss of real estate value
  • Damage to the structure

Whatever the reason for damage, settlement will destroy the actual value of your property and even render it unsafe. After seeing signs of damage, never make it late in getting the problem solved. The more you wait, the more your foundation will get damaged causing further costly damages. 

What are the signs of foundation problems?

Initially we didn't realize if there was a need of foundation repair. But when I show the crack, i knew it's high time. All foundations can be fixed, but the problem arises when settlement is uneven or extreme. 

Common signs of foundation problem are-:

  • Exterior warning signs are
  • Wall rotation
  • Cracked bricks
  • Displaced moldings
  • Separation around windows and doors.

Interior warning signs are-:

  • Cracked floors
  • Uneven floors
  • Misaligned doors and windows
  • Uneven floors

Cracked walls, doors and windows that won’t shut properly are the sign of foundation distress. Seventy percent of the homes are built on soil which has a high intensity of moisture and further suffers from foundation distress. Troubling part occurs when some part of the foundation settles causing cracks and damages due to the uneven surface. I had researched online for Foundation Repair Dallas and you should also do that. Before hiring any contractor make sure they are worth it. Look for online reviews and ask the previous customers if you know any. You can also for recommendations from people.
